How To Become A Property Manager
Step #1: Get Some Form of Advanced Education
Your natural talents can make you a good property manager, but an education that enhances these talents will make you a great one. You'll want to get a GED if you don't have your high school diploma and then consider taking some sort of business management classes. Knowing local real estate and rental laws is also a critical component of the educational process and you'll need some accounting knowledge and skills as well. Many organizations you a bachelor's degree as a natural way to screen out candidates for an open position, so keep that under consideration as well.
Step #2: Get Yourself Certified
Many jurisdictions require that property managers need to hold a professional certification to do the job properly. This certification proves to employers that you know the best practices for managing a rental complex or a series of properties and are familiar with leasing laws. After your certification, your jurisdiction may also require you to obtain a license to practice as well. Not every area requires this, however, so check with local regulations before proceeding.
Step #3: Be Proactive
You don't just have to apply for the open job positions that you find in the newspaper or on websites like Indeed. Go out and speak with real estate managers in your community and ask them about their property management needs. Have a portfolio ready that specifically shows what skills you have in case you're asked for evidence of your work. If you've never worked as a property manager before, bring copies of your certification and licensing as proof. Sometimes you can carve out your own position just by showing an agency that they could use your services.
Step #4: Become an Assistant
Most rental property management agencies utilize assistants to help their property managers get the work done every day. Sometimes this might even be an internship. Although this isn't the dream job you want, it is a way to get your foot in the door. You might have to go collect late rent or deliver eviction notices, but that comes with the territory in this career. The more you prove yourself in a lower role, the better shot you'll have at the job you want when it becomes open.
Step #5: Manage Your Own Properties
If you can't get on with a management company, then you might be able to start your own company. Get property owners to sign on with you or you could even purchase your own properties to manage for higher income levels.
