Drumming up tenancy rate for apartment communities really depends on getting the word out and making the community an attractive place for people of all ages. When you have vacancies to fill there are some tried and true ideas for marketing that can easily help you to fill them.


People like to feel as if they are getting something for nothing. Offering the first month’s rent free can not only help to fill up those vacancies quickly but also give people a break from the high cost of moving.

This works especially well with young people that are counting every dime. It also gives people the chance to get a little bit ahead so you know next month’s rent will be right on time.

Offer Gifts


If you throw in something for signing a lease by a specific date like “free grocery store gift card for $100 if you sign your lease by X date” or “ Two weeks FREE maid service if you sign your lease by X date”. These are helpful (not very expensive) ways to beat out the competition at other apartment communities.



There are plenty of little gifts that can really change the playing field when you are competing with other communities.

Lower The Rent


Another great marketing ideas is to offer discounted rents to certain members of the community like teachers, police officers, firemen/women, military members all of these professions are service professions and offering a discount like 10% off the total cost of the lease or the monthly payment is not only a nice way to say thank you for your service but a great way to get dependable people into the apartment community.

To us this strategy you can also gear it toward the demographics you hope to attract to the apartment community. If you would like older adults in the community than offer the discount to anyone 50 plus. If you are trying to attract families than offer the discount for families.



By lowering the rent by a certain percentage for these groups/demographics you will attract the people that you want to rent to AND be offering a great service.

Advertise


Advertise in trade magazines and online. For your marketing strategies to work you have to get the word out. Get involved as a property manager in the greater community events like street fairs and other events. Your presence will be remembered.
