So if you are sure that you have nothing to do with the problem and the landlord is the one who is responsible for the repair, here comes the demand letter.

Submit a Formal Written Form

You have to do this in a written form for its formality. Making this politely will help you resolve the issue while maintaining the good relationship between you and your landlord. Aside from that, you will diminish the chances that your landlord will ignore your request. If in case that there is a paper trail needed in the long run, you have something to present. Include Details

You have to state in the letter the full details of the consequences that might be acquired because of that issue, like for example a negative impact in health and discomfort. If the landlord replied verbally, send him another letter and emphasize there that he promised. Keep a file copy of that too. Demand letter is not only intended for issues like that. You can also send a demand letter to the landlord if you will request the return of your security deposit.

After the tenancy, you are entitled for the return of your security money deposit. It is not intended to compensate your last month’s rent. If you are leaving the unit already you have to make sure that you and your landlord conducted a walk through in order to assess some damages or depreciation in the unit. It there is, chances are, it will be deducted to your security deposit. So, you have to clear it all up to your landlord.

If checking and everything is already settled and there is nothing to be deducted from your deposit, then you can already ask for it. If your landlord ignores your request, you have all the right to make a demand letter. That is why demand letter is very important. It will keep you safe in any dispute in the future if in case it will occur. Those mentioned above are the most common issues that needs a demand letter, other than that, you can make a demand letter to your landlord as long as it is in favor of your right as a tenant.
