How To Find Owner Of Property

There are times when a property owner needs to be located for a variety of reasons. It might be because they need to be served with a legal document. It could be a cold call contact to discuss managing that property for them. Whatever the reason may be, it isn't always easy to find a property owner – especially if they don't live on the actual property.

If you're looking to find a property owner, the best place to start is usually with that property's next door neighbors – even if it is a property out in the country. These neighbors will typically have an idea of where an owner is and some might even have the exact contact information that you need.

Mail a Letter to the Property

If you're looking for a property owner who has moved away, but you don't have the address, then mail them something right away. You'll get notification that they've moved by the mailing service if they've registered a change in address, but make sure you put a return to sender instruction on the mailing if you take this route. Otherwise the mailing might get forwarded to the owner's new address and you won't get any information at all.

Look At the Public Records

There are a number of public records that are available today that can show a property owner's contact information. Even if an owner lives out of state or in a different country, the local property assessor will have their current address on file to send them tax bills annually or semi-annually. If you can pull the actual records of the house or property, then you'll generally get the information that you need.

Some states will give you the name of the person who owns the property, however, but not the contact information. If this is the case if your jurisdiction, then you'll need to submit an official request through the assessor's office to obtain this information. Even if you have a justifiable need to contact the owner, however, the office can often choose to deny this request.

Find Real Estate Sales Records

Every property has an MLS listing associated with it in the US, which means it will also have a record of every sale that has occurred. These details can often be pulled up through any real estate website and are often free, although some charge a fee for this information. In return, you'll be able to start looking for that owner's name and other locally tagged references through your favorite search engine to begin finding them.

One of the easiest ways to use this name information is to plug it into your preferred social network. Many owners have a Facebook account and a simple name search is all it takes to find them. Most profiles don't have their privacy settings engaged either, which means you'll be able to find out the specific information you need for a good contact.
