What Are the Hud Rules and Regulations for Tenants

Much is made about a landlord's responsibilities when it comes to providing HUD tenants with a high quality place to live, but not much is ever said about what the tenant's responsibilities happen to be. HUD rules and regulations for tenants are very clear and precise about what tenants must do when they agree to a lease.

What Are a Tenant's Responsibilities To the Property Owner?

HUD rules and regulations require tenants to comply with all of the rules and guidelines that pertain to the leasing agreement. This means that tenants are required to pay the correct amount of rent to their landlord or property owner on a timely basis every month. They must also provide accurate information to the owner about their HUD certification interviews and give the owner a copy third party consent for an information release so that their situation can be independently verified.

Most importantly, however, a tenant must always and immediately report any changes that occur to their household's income. Even though HUD may be subsidizing the rent for the tenant, the rental agreement that a tenant signs is a legally enforceable contract that has specific stipulations that the tenant must follow. If house rules are not complied with at any time, this is grounds for the landlord to initiate a legal notice that can lead up to and include an eviction request being filed with the court system.

What Are a Tenant's Responsibilities to Other Residents?

When occupying a rental property, HUD rules and regulations require that residents conduct themselves in such a way that they will not disturb any of their neighbors. Criminal activity is absolutely forbidden in any area of the property, including common areas and grounds. Garbage, waste, and litter must be disposed of at all times in a proper way and all local health codes must be followed to the letter. Not following these rules can be grounds for a notice to quit being issued and other legal actions being pursued.

HUD rules and regulations also require tenants to maintain their apartment and any common areas so that it remains in the same physical condition. Any hazards, problems, or damage must be reported immediately to HUD and the landlord for correction. This might include peeling paint, defects in fixtures or appliances, or any other potential hazard in the apartment in common areas, or anywhere else on the grounds.

HUD Tenants Are Partners In Their Community

HUD rules and regulations provide the foundation for a business relationship between the tenant and the landlord. As with any relationship, the rules governing the interaction must be respected and followed by both parties in order for both parties to succeed. That's why it is so important for tenants to be aware of HUD rules and regulations so that they can take care of their property for others to potentially use in the future. That's also why landlords have the same responsibilities. Together the future can become brighter, but only if everyone follows the rules.
