There are two methods of how to identify bad renters. One method applies to recognizing all the details and indications that are obvious. The second method is to presume to an extent and to read the warning signs which may not be entirely correct.
A major aspect to delve in with the second method is to assess the approach of the renter. A good renter would not be dressed in a suit and a bad renter wouldn’t wear a jumper or sport a large visible tattoo. A bad renter can very well be well dressed and well mannered. Thus, do not go by conventional wisdom. You must check out the overall approach of the renter. How a renter speaks with you, checks out the apartment, whom he or she brings along and how many times they visit the property, the preferences they speak of or if they don’t speak of any preference at all, are some of the factors to be taken into consideration.
If a renter brings along too many people, doesn’t check the property as thoroughly as one should, doesn’t ask many questions and appears to be unconcerned about the extensive details then you are heading for a bad renter. A good renter would come up with all potential areas of contention and only once those are resolved would agree to proceed. A bad renter would not raise any problems at the outset but would come up with all kinds of troubles later.
The method to look for obvious indications is simple. A bad renter wouldn’t want to fill the rental application form right on the site. He or she would take a long time and may not even agree to fill up any such form. A bad renter would be one who cannot establish a history of the rental payments that he had made in the recent past. Check out if the renter has switched many jobs in the last five years or has been at multiple addresses in the last two years. These are certain signs of a bad renter.
