Understanding the RCW Landlord Tenant Law
What Does the Law Apply To?
RCW Landlord Tenant Law does not apply to people living in mobile homes, subsidized housing programs and those who get housing provided by their employers. The law only applies to an individual, family, agency or firm that is entering into a lease agreement or rental agreement with an individual, family, agency or firm that owns the property in its entirety. The RCW Landlord Tenant Law can also be exercised by a property manager, company or by an individual who has been given the power of attorney on behalf of the landlord.
The RCW Landlord Tenant Law is a complete guide for every landlord and tenant. It introduces you to the legalities of renting out or renting. You can understand what a lease agreement or rental agreement is. There are statutes mentioned in the law based on which the clauses in the lease agreement should be created and included. No clause that is illegal according to the landlord tenant law can be incorporated in the agreement. Thus, a landlord and a tenant should be accustomed with the law to know if all the clauses are legally implementable.
Step by Step
The RCW Landlord Tenant Law is also like a handbook for all landlords and tenants. It offers a step by step guide to a landlord to put in place the agreement, to screen the prospective tenants, to put in place systems and modes of communication with the tenant so everything goes well and there is extensive detailing provided that guides a landlord through the disputes that may arise, termination and renewal of agreements and addressing any financial disagreements that may pop up over time.
Similar details are provided for a tenant as well. A tenant can know how to assess the clauses in the agreement, how to initiate formal paperwork and get the required documents in place, how to deal with security deposits, property maintenance, paying of bills and who pays what bills as well as renewal and termination of the agreement.
The RCW Landlord Tenant Law also lays out the statutes that would govern any arbitration and litigation that a landlord and tenant may get engaged in.
