Zillow.com Rental Posting and Marketing Tips
There are millions of ads on Zillow and it is very difficult for a particular ad to gain traction. The best properties or the best deals would always get more attention and unless you get lucky, there is very little possibility that your ad would go viral. Yes, ads do go viral but very rarely.
Here are few Zillow.com rental posting and marketing tips that can get you ahead of other ads.
Right Place, Right Time
Post your ad in accordance to the guidelines of the site. If your ad is perfectly accurate in regards to all the categories and specific details then you would have a better chance of getting the desired response. Los Angeles is a huge area and you need to get specific when posting the ad. Every detail that harps on specificity would allow you to get appropriate responses. The idea is not to gain attention that may be irrelevant. You must get relevant traffic.
You must learn to post the ads at the right times. People do not check rental property ads throughout the day. You cannot post an ad in the morning and forget about it for a fortnight. Try and post ads again, at different times. Ideally, you should try and post an ad in the evening which will keep the ad on top when people search for it after returning home from work.
Surplus information is always a wise strategy. Many ads hardly have enough information. It pays off to have a dozen more pictures. As a viewer or rental property seeker, one can get tired to see the same types of posts. A small mention on the ad that says there are 30 odd images would be an instant attraction for anyone. The more details you provide, the higher are the chances that your ad would get more views.
Your property will have something that is different or better than others. There may be some drawbacks but there would be one or two factors that make your offer superior. Highlight this aspect of your ad in the title so it appears to be an amazing offer. The factor can be price, location, pool, furniture or anything.
