Accept potential tenant with IRS lien

Would you accept a potential candidate with IRS lien which will be paid off end of this month for a multi-million dollar home? He wants 2 yr lease with 1 yr paid upfront. Tenant screening was DECLINE. Real Estate agent is in my face!  What happens if he does not pay after 1st year? Please advise...

Is the original lease setup such that you have one lease with two people, or does each person have their own lease? If the latter then I would just do an entirely new lease with the new roommate for the 8 month period. If the former then you can probably do an addendum that adds this person to the lease in place of the one that is leaving.
