I HAVE HAD TENANTS RUN OUT ON ME IN THE MIDDLE OF THE NIGHT, WHOM ARE VERY PAST DUE; CAUSING GREAT HARDSHIP ON ME WITH ENORMOUS BILLS TO BE PAID & REHABS TO DO. I''M NOT PHYSICALLY UP TO IT & DO NOT KNOW WHAT TO DO. I ALSO HAVE TENANTS WHO JUST WON'T PAY. I DO NOT HAVE THE MONEY FOR AN EVICTION. WHAT DO I DO? I LIVE IN JACKSONVILLE FLORIDA.`

While renters are not neccearily required to tell you if they are getting divorced, it is their their responsibility to tell if there is any change in financial responsibility.  Did both the husband and wife sign the lease contract?  If so, they are both still responsible.  If only one fo them signed then they  are the responsible party.  If late payment happens again you can always issue them a warning that another late payment will incur late fees.  If that doesn't work you can do wahtever the lease allows you to do in terms of asking them to leave.
