Lease renew

Let me pose this as a question:

Rental is in Texas.
Rental rates are $925 for 6 month lease, and $900 for a year lease.

Renter initially signed a six month lease at $925. My lease agreement states you go to a month to month at the same rate if the contract expires.

Renter stayed on for another 3 years after the 6 month agreement expired.

Am I obligated to offer the lower rate to the tenant or is it up to the tenant to ask for a new lease?

I currently do not renew any of my tenants lease agreements once they expire. Everyone goes to a month to month contract.
