I have a tenant talking with an attorney about mold in his rental, I thought it was from a roof leak so I put a new roof on the house, It did not cure the problem so I called in a mold specialist who gave me a bid of $7000 to remove the mold. That does not include replaceing drywall etc which I can do. I have mold insurance up to $10K. The problem is that the tenant is wanting me to reimburse him for all the clothing, furniture etc. in the unit. What are my responsibilities? Also, do I have to pay for temporary housing? he has not paid the rent for this month.
