I have a sticky situation. Rent out bedrooms to college students. Five bedrooms five people on the lease with parental guarantor forms. The city has an ordinance stating no more than 2 unrelated people may live under same roof, therefore, the lease is technically null and void. Tenants were extremely unruly with frequent neighbor complaints and I was forced to remove tenants before lease expired. A couple of them owe back rent. How can I collect outstanding rent? The court will not be on my side due to the ordinance.
