Verbiage for appliances

Rent a residence in NJ wanted to know if there is some good language for the use of appliances. for now I have this

". The tenants shall use the refrigerator, gas/oven and dishwasher, if any of the listed appliances malfunctions or stops working the tenant shall repair or replace the faulty appliance. Landlord will be notified if the any of the appliances need to be repaired or replaced, no repairs or replacement shall be done unless approved by the Landlord. "

I'd never let a tenant repair ...

I'd never let a tenant repair or replace an appliance that was supplied by the landlord. This is so ripe for disaster. Flooding, fires, just to name a few issues that might come up .
