Pool Liability

I recently bought a property that has a pool and hot tub and have been working on it to make it perfect. It's almost there, so I'm starting to post it up and look for tenants. The problem is, thinking on it now, it I have familys applying for this. I'm a little worried about kids and the pool and liability. Is there something I can do to protect myself if something happened to either a tenant or a guest? Obviously I'd be liable if I don't take care of the property or I leave something unfixed, but what about if someone just gets hurt by the pool, no fault of mine? Is it possible to get sued over that?
