As a general rule of thumb, people usually keep their homes as clean and neat as they do their cars. A dirty car full of trash might be an indication of how your property will be treated. Of course, you cannot legally turn someone away because they have a dirty car, but it is just more information for you to have on a potential tenant.

To avoid trouble with fair housing laws, be sure to be consistent and fair in your screening and interviewing process to get good tenants. For instance, make it your policy to ask the same questions of each applicant and apply the same criteria to each application.
