The experts at LandLordStation.com recommend that residential property managers create a landlord tenant checklist that is executed by both the property manager and the tenant(s) both at the time of move-in and move-out. The tenant move-in checklist is an excellent way to document the condition of the property. In the event that any damages, or other conditions, occur during the term of the lease, this list can be used in a court of law. It is recommended that the move-in checklist for landlords and tenants either have photos, or videos taken, of the premises at both the time of move-in and move-out to go along with this checklist.

The following is a sample of a Tenant Move-in and Move-out Property Checklist that you can utilize and adapt to each of your residential rental properties.

Please complete this form at the time of move-in. Rate the condition (using the key below) of each item listed for the room/area that is indicated. Leave any notes/remarks regarding each item if necessary (to note any current/already existing damage at the time of move-in).
