4 New Year's Resolutions for 2014 Home Sellers

Many people make New Year's Resolutions. Setting goals can be a great challenge, but statistics say that around 80% of people that set resolutions actually fail at reaching that goal. If selling your home this year is that resolution, there are some things to think about.

The first is that you have to do some of your own research. Cutting corners doesn't work for something like a home sale. It isn't easy. In fact, it can be exhausting. You'll need to set aside time to interview and choose agents, looking at housing numbers to see where to price your home at, making educated decisions on what to fix and what to leave in your home before putting it on the market, and finally making sure everything is clean, neat, and staged just the way you want it.

The second thing that you need to focus on is your end-all goal. There was a reason you decided to sell your house to begin with, so don't forget that.

Always think about your days as a buyer, even as a seller. When looking for things to change or take care of in your home, try to look through your potential buyer's eyes to make sure you take care of everything that would have stopped you from taking the home seriously when you'd first looked at it.

Remember to always confront the truth. Listen to agents' feedback about your home as well as potential buyers'. You'll want to compare the price of your home to other similar homes in the area that are for sale. Not doing so could cause more harm than good.
