This Privacy Policy (“Policy”) governs your use of any Landlord Station, LLC (“LLC”) website properties, platforms, or applications (collectively our “Services”).

Your use of our Services is governed by this Policy and our Terms of Use, available here.

This Policy explains the information that we collect about you, the ways that we use and share your information, and the steps we take to protect your privacy.

When using any of our Services you understand that we will process your information as described in this Policy. We also may provide you with additional privacy disclosures depending on the Services you are using. If you do not agree with the terms of this Policy, do not use our Services.

Collection of Information

Submitting a Request: When you submit an inquiry through our Services, we ask for your name and contact information so that we can respond to your inquiry.

Account Registration: We request your name email address, property name, and address when you set up an account on our Services so that we can associate you with the appropriate property and provide you with our Services.

Payment and Account Information: When you make payments or collect payments through our Services we or our service providers require you to provide us with your payment or account information so that we can verify and facilitate your payment or collection

Survey or contest: If you participate in a survey through our Services, we will collect information responsive to our survey questions. If you enter a contest through our Services we will collect information that will allow us to notify you about the results of your contest entry.

Log Data: We automatically record log data created by your use of the Services. Log data includes information such as your IP address, device ID, browser type, the referring domain, internet service provider (ISP), operating system, date/time stamp, geolocation, clickstream data, and browser plug-ins. We use this information to analyze trends, administer our Services, track users’ movements, and gather demographic information about our user base.

Cookies: We use cookies and similar technologies to retain your settings, analyze trends, administer the Services, track users’ movements, and gather demographic information about our user base. You have the ability to accept or decline cookies. Most web browsers automatically accept cookies, but you can usually modify your browser setting to decline cookies if you prefer. Our website does not respond to “Do Not Track” signals. If you reject cookies, you may still use our Services, but your ability to use some features may be limited.

Use of Information

In addition to the functions described above, we may also use your information to (i) investigate, prevent or act regarding fraud or other illegal activities, (ii) comply with applicable laws, regulations and legal process, and (iii) protect our rights, the rights of our customers, employees, affiliates, or related third parties, or to take appropriate legal action to enforce our rights.

We also use your information to inform you of other products or services available from us or our affiliates or business partners in accordance with applicable law.

We also aggregate information collected through our Services to help diagnose any problems with our Services, to gather broad demographic information, to market our Services, to analyze and improve our Services, and to help us develop new products and services.

Sharing of Your Information

Analytics: We use Google Analytics to help understand how our Services are used. Google Analytics collects information sent by your browser as part of a web page request, including cookies and your IP address. Google’s use of this information is governed by their privacy policy.

Other Websites and Social Media: Our Services include links to other websites whose privacy practices may differ from those of LLS. If you submit information to any of those websites, your information is governed by their privacy policies. We encourage you to carefully read the privacy policy of any website you visit. Our website also includes social media buttons and widgets for platforms such as Facebook and Twitter. These features may collect your IP address, which page(s) you are visiting on our site, and may set a cookie to enable the feature to function properly. Your interactions with these features are governed by the privacy policies of the companies providing them.

Service Providers: We engage certain trusted third-party service providers to help optimize our Services. These companies are authorized to use your information only for the purposes of providing you with our Services. For example, we are a Gateway Partner of Trans Union through its Smartmove/Trans Union Rental Screening Services (TURSS). If you order a tenant screening through LLS, we upload the information in your order to Trans Union so that they can verify the order and release the credit information to us. Please read the TURSS privacy statement for information on TURSS privacy policy and information sharing practices.

Law and Harm: We may disclose your information if we believe doing so is reasonably necessary to comply with any law, regulation, or legal process; to protect the safety of any person; to address fraud, security or technical issues; or to protect LLS’s rights or property.

Business Transfers: In the event that LLS is involved in a bankruptcy, merger, acquisition, reorganization, or sale of assets, your information may be sold or transferred as part of that transaction.

Other Sharing: We will also share your information when you provide us with consent to do so.

Security of Your Information

We use commercially reasonable measures to secure your information from unauthorized access, use or disclosure. Nevertheless, no security safeguard is impenetrable, and we cannot guarantee the security of your data.

Data Retention

We retain information for as long as necessary to perform the Services described in this Policy, as long as necessary for us to perform any contract with you or your institution, or as long as needed to comply with our legal obligations.

Children

We do not knowingly collect information from children under the age of 13. In the event that we become aware that we have collected information from any child, we will dispose of that information.  If you are a parent or guardian and you believe that your child under the age of 13 has provided us with their information, please contact us using one of the methods set forth at the end of this Policy, and we will take reasonable steps to ensure that such information is deleted.

Changes to this Policy

We may update this Policy from time to time. The date this Policy was last updated will be reacted at the top of the Policy. Where changes to this Policy are material we will alert you of such changes in accordance with applicable law. Use of our Services following a change to the Policy indicates your consent to the revised Policy.

California Privacy Rights

Under California Civil Code Section 1798.83, California customers are entitled to request information relating to whether a business has disclosed personal information to any third parties for their direct marketing purposes.  LLS will not sell your personal information to third parties for their direct marketing purposes without your consent and will only transfer or share your information as stated in this Policy.  California customers who wish to request further information about our compliance with this statute should not hesitate to contact us, as provided below.
